Asset/Property Management

One of the founding principles of Cannon Equities has been the emphasis on operations. Each property is managed intensively in a first-class manner, on a cost efficient budget with every effort made to retain its tenant customers. All properties are managed from the “owner’s” perspective, with emphasis placed on proper preventative maintenance for all mechanical, life safety, and energy management systems to ensure value is preserved.

Cannon Equities believes financial and operational reporting is a high-priority. Partners and clients are informed regularly on the status of their investments so timely decisions can be made with all available information and resources.

All properties currently managed or managed in the future will be managed “green”. We will implement no cost (or cost-saving) practices at all properties, and will actively engage owners to determine other economically and environmentally beneficial measures that can be worked into the annual plan for each project. This collaboration will ensure cost effective, sustainable practices are employed whether the goal is preservation of value or LEED EB certification, through a customized sustainable strategy.

Internal construction management leads to a controlled process for bidding and managing the construction process for base building work and interior tenant construction. This also insures that contractors are employing sustainable practices in the work they are performing in any given project. Active management also preserves the integrity of the base building and mechanical systems over the investment/hold period.

The above mentioned practices, when combined with our aggressive Leasing and Marketing program (outlined below), allow us to evaluate each asset through a “developer’s perspective”. These steps provide the opportunity to unlock “hidden” value as well as prevent value erosion.

Leasing and Marketing

Cannon Equities maintains strong relationships with the brokerage community in each markets we operate in, and implements an aggressive “hands on” marketing approach. Projects are leased with both in-house staff (typically focused on tenant retention) and local leasing professionals, thus ensuring leasing is pursued on a full-time basis. All project team members (including property managers, engineers, day porters, etc.) are focused on tenant retention and securing new tenants.

Cannon Equities typically assembles a “blue chip” team to support its leasing/marketing & sales initiatives, including local counsel, top space planning firms, and quality general contractors. The net effect of an excellent supporting team is streamlining the leasing process from start to finish, insuring quick and succinct turnaround on proposals, lease negotiations, space planning, and tenant build outs.

Cannon principals have an extensive track record of securing large and small tenants for projects highlighted by successful lease deals with Porsche Cars North America (North American headquarters), UNUM-Provident, United Parcel Service, Intercontinental Hotels and Resorts (headquarters), and Prudential.

Distressed Asset Services

In today’s challenging market, Cannon is assisting its clients to revitalize quality commercial assets and recapture value lost through poor management or tough market conditions. Given the current economic environment, it is likely that many assets may lose value, and with banks and financial institutions forced to foreclose on commercial assets, Cannon is well positioned to provide a full array of services to prevent the loss of value and to quickly reposition each asset for a successful disposition.

Our distressed asset program is designed to provide a quick and efficient transition team for both asset and property management. Our team can quickly assume control of a property and work through any operational or legal issues that arise during the foreclosure process. In addition to ongoing management and leasing/sales & marketing, we will also provide a full property analysis and work with the new owner to determine an appropriate exit/disposition strategy for each asset.

Real Estate Acquisitions

Cannon Equities has an extensive track record of successfully acquiring and repositioning under performing properties. The success of past ventures has been a direct result of the company’s emphasis on operational and sales and marketing execution. This is reflected in the success of Lakeside Commons (513,000 sq. ft. office project) and Platinum Tower (301,705 sq. ft. office building) in Atlanta, and Great American Tower (335,370 sq. ft.) in Phoenix, all of which achieved high levels of occupancy in very competitive environments.

Cannon typically partners with institutional quality investment partners, and has worked with a wide variety of investment/financial partners including Lehman Brothers, The St. Joe Company, SunTrust Bank, RREEF, German based Blue Capital (a part of Munich based Hypo Vereins Bank “HVB”), and Netherlands based The IBUS Companies.

Cannon is currently targeting acquisition opportunities on a select basis that reflect the current state of capital markets. Assets that are targeted for acquisition include office product, neighborhood shopping centers, and multi-family properties that have the following characteristics:

  • Size: 50,000 – 500,000 square feet for office buildings
  • 100 to 400 units in the case of multi-family projects
  • Vacancy: 25 – 50%
  • Average rents: 80% of market or less
  • Mechanical systems and/or common area upgrades needed
  • 20% of square footage rolling in first 24 months
  • Acquire at below replacement costs

Real Estate Development

Cannon Equities and its principals have a strong track record of commercial development, having served in senior development roles on more than $2 Billion worth of office, large scale single family development, multi-family development and mixed use properties.

Our success has come from a detailed and rigorous approach to pre-development, allowing us to eliminate variables from the project to ensure success. Representative projects include: Glenlake — a 1 million square foot/500 room hotel project located in the Central Perimeter market of Atlanta; Lakeside Commons — a 513,000 square foot two-building office project in Atlanta; and, Ravinia — a 1.6 million square foot multi-phase office project in Atlanta. Cannon is currently in pre-development on a phased 1 million square foot mixed-use project in the Buckhead area of Atlanta.
